LACK OF PROPER PREPARATION
As a real estate agent, it is your duty to be prepared while marketing a particular property. Be sure to be prepared with all of the information pertaining to the houses or landed properties you are showing (like the routes to the house, how many bedrooms/baths, year built, title, property features and owners/ developers and so on. It is very important to sound convincing and build a strong relationship with your prospect.
MISREPRESENTATION OF PROPERTY FEATURES
Many agents make this mistake while marketing a property to the buyer before site inspection is made. False property features or hiding property faults are major mistakes buyers face. This can be very embarrassing and result to waste of time and resources. These doesn’t speak well of a realtor or an estate company when it comes to building a long-term satisfactory relationship with your client or prospect.
FAILURE TO BE PROACTIVE
Don’t waste time, or stall time. If your buyers want a type of house that’s not on the market, try your best to go out and find what they are looking for. Be diligent and try to be the best agent you can be, for your clients, and for yourself. Being proactive requires hard focus and determination. Spending so much time will only make you look sloppy and seem unreliable.
Ability to think outside the box and act fast will earn you the respect of the home buyer.
EXPLORING JUST ONE CHANNEL OF MARKETING
The biggest mistake agents make today is single channel marketing. They have one area of marketing that they know and that's where all focus goes too. The key to effective marketing is to have a well-balanced approach to how and where you market a property to get it in front of as many qualified buyers as possible. That particular word is important “qualified. Exploring all marketing options could lead you to the qualified buyers. Most agents’ do not utilize all the marketing channels to its full potential. When listing a property, an agent should be utilizing every platform and feature on that platform, i.e., the story feature, IG Live and reels on Instagram, timeline posts on Facebook, TikTok and YouTube, etc. The more it is posted, the more it will be seen.
NOT BEING PERSONAL
Ask more questions about what the client is looking for. Rather than trying to make a listing fit your client's needs, use it to have a better understanding about your client needs and also create a good relationship with client. That knowledge will put you one step closer to making a successful deal and a positive long-term relationship. It is important to remember that Real Estate is a people-business. You need to be approachable, likeable and personal. It is one of the biggest purchases and investments a homebuyer’s life, and they’d want to make a connection with the agent selling them their home. If you come off as an intimidating person, people will be fearful and not want to approach you, and then how would you get clients? The best way to be personable to is to be yourself and engage with your clients on a genuine level. The best way to get to know clients is by asking questions and by simply being yourself. Talk about your kids, your pets, your hobbies! Don’t come off as being noisy but try as much as possible that our client can relate with you on a personal level.
LACK OF PROFESSIONALISM
Presentation is everything in real estate. Well, not everything, but certainly a good percentage! As a real estate agent, you must dress professionally, speak professionally, have good hygiene, and generally take care of yourself! Even if you must fake it. Fake it till you make it! Another key tip is to look generally always good, since you are technically always “on the clock” even when you’re not with clients. It all starts with being professional and looking polished. This is a business, after all, and people can trust and love to do business with a professional.
